The House:

Kid friendly meets adult luxury with this new to rental market updated and amenity rich home. After a day exploring the beaches, whale watching or shoppings, a heated pool and hot tub awaits back home. The interior brings modern, upscale Cape charm while still being family friendly (we see you trying to jam a pack n play and infant bathtub into your car!) With multiple distinct living and bedroom spaces and configurations, this home is your home away from home for multi generational family vacations, groups of friends or multiple families!

Entertainment options abound inside and outside this home situated on just shy of 1 acre. From foosball in the bonus living space to lively games of bocce or corn hole and evenings by the pool adjacent to the built in gas fire pit this house has it all. As the sun sets on your Cape beach day (with perfect afternoon and evening sun hitting the back yard) unwind with a cocktail on the patio and seamlessly transition to the bbq and s’mores!

Grays Beach, Mayflower, and Corporation beach are all within a 10 minutes drive. Two golf courses (Bass River Golf Course and Kingsway) are just a short ride away. Experience what our kids have deemed the BEST chocolate cake on the cape at Scargo Cafe, an adults only night out at The Pheasant all a short drive away, or grab pre- prepared steaks ready for the grill from Petersons (just behind the house!).Once booked, in preparation for your stay, we will send you restaurant suggestions and activities including bike and running routes and our opinions on the best mini golf, ice cream and sammy’s on the cape.

This family vacation home is stocked with child friendly amenities from crib and pack n play, baby bath tubs and high chairs to toys and games for kids of all ages. This is a vacation that will truly feel like a vacation for all.

In the event of an emergency, please dial 911. The address to provide to emergency services is 25 Nicholas Road, Yarmouth Port. Please notify the host once it is safe to do so.

Pool Operation:

The pool is heated to 80°. The temperature will likely be warmer as the cover and outside temperature help keep the pool warm!

Pool maintenance will occur every Tuesday afternoon! Upon completion of maintenance it is advised not to swim for one hour while chemicals set.

If debris falls into pool during your stay, please use the net and brush in front of the shed!

Hours of permitted use:

Please be mindful of our neighbors. Pool hours of operation are 7am- 10pm.

The safety cover must remain closed when the pool is not in use. The safety cover serves both as a safety precaution AND as an added benefit keeps the pool warm!

Pool Rules: Please read this section in its entirety.

The pool is very expensive to maintain and guests are responsible for any violation of any pool or house rules in addition to any damage or negligence. For context, damage to the pool cover cannot be repaired and must be replaced. The cost for this is $22,500. Do we have your attention now?

If you have any questions, comments, or concerns please reach out to the host directly. All calls and messages, if not immediately answered, will be returned within 15 minutes. Host is able to assist with any home or pool operational issues and is happy to give you a tutorial via Facetime, Zoom, or on-site. If you are unfamiliar with the operations of the pool and hot tub, it is highly recommended that you consult the host or consider a quick tutorial. When in doubt, please do not hesitate to call or message.

Follow posted signs!

Do NOT touch, hang on or play with the pool cover. This is an expensive and required piece of pool equipment. It is not a toy. Do not place things on top of or inside of the pool cover. Should something fall behind the open pool cover report this IMMEDIATELY. This can cause the cover to get stuck or worse. This has never happened and we don't even want to think about this as it is costly to remedy

Swim at your own risk.

All children must be supervised by an adult.

All diaper aged children must wear a swim diaper. Failure to do so may require additional cleaning and maintenance to the pool which will be billed back to the primary guest.

Please shower before entering the pool… This is a heated saltwater pool and will become very murky if guests do not.

Adding Water To The Pool:

If the pool gets a lot of use or it is extremely hot it may be necessary for guests to add more water. Should the pool go more than 1” below the hot tub shelf please use the Pool Sentry in the garage. It is on the shelves next to the side door and has an orange hose connected.

Following the directions above, open the pool cover about 6”

Place the Pool Sentry into the pool above the stairs.

Connect to the black hose (located next to the bilco door) to the orange hose on the Pool Sentry and turn on the water.

Once the pool water reaches the top of the hot tub shelf the filler should shut off automatically (unless somebody turned the adjustment screw - if this is the case please shut off the water once that level has been reached).

Drain/ wipe off Pool Sentry and Return Pool Sentry to the garage location

Hot Tub Operation:

Follow steps to open / close the pool cover.

The hot tub control panel is located behind the shed.

To turn on the hot tub, open the white panel and press ‘Spa Party’ on the control panel. This will turn the hot tub on in 30 minute intervals.

Fire Pit Operation:

To Turn on Fire Pit;

Remove cover from fire pit

Use the silver key & long lighter found in the drawer to the right of the back door.

Turn the silver key approximately ¼ turn clockwise and light with lighter. Be sure to keep your face away from the fire pit.

Adjust the flame accordingly.

DO NOT place any items into firepit

If roasting marshmallows do NOT allow marshmallows or debris to fall into the glass stones. If this happens additional cleaning fees/ glass replacement fees may be charged.

To Turn off Fire Pit

Turn the key counter clockwise.

Replace cover on firepit. If cover does not remain on debris will get into the glass causing operational issues.

Return key.

Note: if keys are not replaced or are missing at the end of your stay there will be an additional $50 fee charged for replacement keys.

Central Air- Ecobee:

In order to remain at a comfortable temperature the AC operates on a schedule! Should you want to adjust the temperature, tap gently in the center of the temperature. This will provide you with the ability to turn the temperature up or down, within reason.

There are 3 thermostats in the home, one for the ground floor and two on the 2nd floor (game room and primary bedroom). Each schedule is the same.
If you choose to open the windows be sure to pause the AC. If you choose to open the window be sure to close and lock when not home or in case of inclement weather!

Cape Cod Wildlife:

Please note that the Cape is the natural habitat to many animals. While deer are not common here you will often see turkey wandering the yard! They are harmless but please leave them alone to enjoy their home!

Additionally, be alert, especially at night, for coyotes. They are often seen in this neighborhood and all over the Cape. Pool gates should always remain closed.

WiFi:

Wifi with boosters can be accessed throughout the property. NOTE: Cape Cod has many areas with patchy service! You will want to connect your phone to wifi (or not to completely cut the cord)

Trash & Recycling:

Garbage cans are located inside the garage in order to protect against wildlife getting into them.

Garbage pick up occurs on Saturday mornings. Garbage can be placed BEHIND all cars for easy access but bins do not need to be brought all the way down the driveway. They will not walk around your cars to pick up the trash can, it must be easily accessible.

Recycling pick up occurs EVERY OTHER Friday mornings. Pick ups will be on July 18 and August 1. In the event that you have filled the bin designated for your week, we appreciate you visiting the town dump. Recycling bins must be placed BEHIND all cars for easy access. They will not walk around your cars for pick up. It must be easily accessible.

PLEASE review items that may be recycled on Cape Cod and sort appropriately. Recycling trucks will refuse service if they see unacceptable items. If service is refused during your stay the pick up fee may be charged back.

Acceptable Items

Mixed paper (newspaper, junk mail, magazines, paper bags, envelopes)

Thin cardboard (shoe boxes, cereal/pasta boxes, frozen food boxes, paper egg cartons)

Corrugated cardboard (boxes should be clean and flattened)

Tin/aluminum (clean aluminum and tin cans, empty steel aerosol cans)

Glass bottles/jars (wine/beer bottles, emptied/rinsed food bottles/jars)

Plastic bottles/containers (labeled #1-7#, soda/juice bottles, milk jugs)

Unacceptable Items

NO food waste or food tainted items (used paper plates, boxes, paper towels)

NO plastic bags (including shopping bags, chip bags, sandwich bags)

NO styrofoam or polystyrene

NO hazardous materials (motor oil bottles, paint cans)

NO electronics/batteries

NO scrap metal

NO windows or broken glass (no lightbulbs, mirrors, dishes)

NO pots/pans

NO yard waste

NO gloves or masks

If you miss the garbage pick up or have extra garbage the town dump allows for drop off for a fee.

Sleeping in the Den:

There are 2 queen beds in the 1st floor den. In order to open both at the same time you will need to do the following:

Shift desk (gently) back toward windows.

Remove the chaise part of the sofa and place off to the side. Quilts for these 2 beds can be found in this chaise base! Pillows and bedding for this room can be found in the closet closest to the laundry room bathroom.

Close the door closest to the windows and lock in place at the top.

Slide (the slides remain under the couch legs for this reason, do not remove them) the couch toward the doors.

Open Murphy bed.

Gently but firmly pull out the center of the bookcase.

Bifold doors left and right.

Gently guide the bed down.

To close when not in use

Remove all items from below, behind and on top of bed.

Gently lift bed but guide it, the springs will want to make this go faster than it should

Straighten both bifold bookcases. These will have to close simultaneously in order to latch. Watch your fingers!

Open sleeper sofa.

Doors:

Please follow all posted signage!

Do not lock screen doors, there are no keys to the screens and this is an expensive repair

Do not open/unlock the door that connects the garage to the back yard patio.

If you open the garage door, you must close immediately after use to avoid critters and bugs! This is a thing on the Cape. We appreciate your consideration in this matter.

Please close doors when the AC or Heat is in use.

The Nest doorbell at the front door is connected to Google home speaker in the kitchen. Please do not unplug the speaker in the kitchen.

Dishwasher:

Press the power button and then start! The dishwasher is programmed to “auto air” which will mean that it pops open when the cycle is complete so that all of the dishes dry.

Landscaping:

Landscaping maintenance will occur weekly, times are still in flux because of the new sod in the back. For now landscaping should happen on Friday afternoons. Please close the pool cover when landscaping work is happening to prevent debris in the pool!

House Rules

We ask that you report any damage or any cleaning issues prior to departure. We understand that life happens...especially when it comes to kids. We simply ask that you notify us in advance so our housekeeping team is aware and prepared ahead of time.

We do our best to keep cleaning fees at or below cost to make traveling with your family more affordable and enjoyable. To ensure this is sustainable, we kindly ask to be advised of any issues during your stay/before departure so our team can plan accordingly. Our goal is not to nickel and dime guests, per se. It is quite the opposite, actually.

Commercial Photography and/or Filming is not permitted without host approval
No additional overnight guests unless registered on the reservation or booking without host approval.
Pool safety cover must be closed overnight or when an adult is not on premises. Best practice is to close and lock the switch, located outside next to back door, when the pool is not in use.
Adhere to all posted pool rules.
No smoking or Vaping (of any kind) on property
No open flames. No indoor candles unless flameless.
Remove shoes outside the house.
Got sand? Rinse off prior to entering the house from the beach to prevent sand from gathering inside the house…and no one likes sandy sheets!
No glassware or glass bottles in and/or around the pool & hot tub area.
No food or beverages in the pool and hot tub.
Close pool umbrellas when not in use. The Cape can be windy and will damage the umbrellas if left unattended during storms.
No pets, except for ADA service animals. This must be disclosed at the time of booking.
Garbage service pick up will happen on Saturdays, Recycling on Fridays. Please move the bins from the garage to the driveway. The bins need to be accessible so please place them away from any parked vehicles towards the street end of the driveway.
Diaper aged children must wear swim diapers in the pool and hot tub.
An additional cleaning fee will be added if the pool requires additional cleaning due to pool etiquette not being followed.
Please consult the host before moving any furniture (aside from deploying the murphy bed or sleeper sofa etc). Our housekeeping team thanks you in advance.
If Air Conditioning, Heat, or Gas Fireplace is on, please be mindful and keep all windows closed.
Please do not leave windows open when no one is at the house or during inclement weather
